How a System Performance Review Ensures BAS Operation is on Track

Not getting what you need from your BAS? It might be time for a system performance review. 

These are assessments that review and update the performance guidelines for the BAS. These can include design documents, functional requirements, sequences of operation, drawings, and equipment schedules and more.

The operation of the BAS is compared to these documents. From that, facilities teams can  see if the BAS is still operating according to the way it is designed. 

The baseline for system performance takes place when the BAS is installed. So, what happens to cause them to need additional reviews?

Change.

A change in the facility. Changes to the HVAC and other mechanical systems. Maybe a new lab has been built. Or an in-house data center has been expanded. Or the employee count has changed and the workspace has changed. 

Done right, a system performance review can extend the BAS lifetime, improve energy efficiency, and boost system maintainability.

In many cases, the BAS provider was involved in the procurement of the BAS. In other cases, it is hands on with the BAS managing it from day-to-day. This experience means the BAS provider brings current technical, advisory, and risk-mitigation options to the system performance review process.

Technical Validation

The BAS provider also has the insight to look at the processes for gaps or issues. These include reviewing the sequences of operation, I/O counts, sensor selections, controller placement, network topology, and required integrations. In these reviews, the BAS provider is confirming that the system is technically sound and aligns with the capabilities of modern control hardware and software.

Identifying Gaps And Conflicts

Specifications and operating processes can be mismatched or in conflict. The BAS provider can determine if issues are caused by missing points, unclear logic, or incompatible protocols. The culprit could also be conflicting responsibilities between mechanical, electrical, and controls contractors. The BAS provider can learn this detail which can help prevent cost overruns and field rework.

Feasibility and Constructability Input 

In most cases, the system performance review will result in changes to the BAS. When this happens, the BAS provider makes sure the new system is realistic and that it can be installed, programmed, and commissioned. This also includes ensuring realistic time frames, energy savings and performance.

Cost and Scope Clarity

The completed review tells the building owner exactly what is needed so that the costs can be known. This brings a new transparency to the project. A thorough review helps the provider ensure that bidding is accurate and aligned with expectations—minimizing change orders and helping the project stay on schedule.

A system performance review is a comprehensive assessment that determines how aligned the BAS is performing vis-à-vis the original system design. Engaging with a BAS provider to investigate this status and restore the system to its original design (or to change that design) results in a BAS that is more efficient and can last longer.
